What should you check before buying in Mohave County?

Mohave County buyers should pull 4 public records before spending a dollar: the parcel, the taxes, the water and septic setup, and the flood zone. Each takes a few minutes on a county website. These are the records I pull on every property.

Pull the parcel from the Assessor

Two minutes confirms the real owner, lot size, and whether the listing photo matches the parcel. I have seen "five acres" turn into 2.3.

Search the Assessor →

Check taxes and liens at the Treasurer

Unpaid taxes and tax liens stay with the parcel, not the seller. Know the balance before you put up earnest money.

Open the Treasurer →

Find out how it gets water

Some homes haul water by the thousand gallons. Every sale with septic triggers a transfer inspection and a $50 county filing fee.

Septic and well rules →

Look up the flood zone

River and wash parcels can sit in a FEMA flood zone that changes your insurance and your loan. Search by address or APN.

Who writes Mohave Realtor?

I do. I'm Chris Taylor, and Kingman is home. I kept watching good people get blindsided by the same things: a parcel that hauls its own water, a septic inspection nobody filed, a flood zone found at closing. I've pulled the parcels, paid the back taxes and waited on the well reports. I'm not a broker and I don't take a commission.

Related business, said plainly. I co-own Taylor Family Store, which runs hourly estate sales in Kingman and across Mohave County. $120 an hour for the whole team, 0% commission. It does not do buyouts, cleanouts or hauling. Visit Taylor Family Store

Questions

Common questions, straight answers.

Is Mohave Realtor a real estate brokerage?

No. Mohave Realtor is an independent Mohave County guide and business directory. It doesn't list homes, represent buyers or sellers, or take a commission. I run it from Kingman to make the county's public records and local providers easier to use.

How do I look up a property's owner, taxes and deed in Mohave County?

Work three county offices in order. The Assessor gives you the parcel number (APN), owner and lot size. The Treasurer shows taxes and any lien. The Recorder holds the deed. The Recorder's index is a name search, not a title search, so confirm anything important with a title company. Full walkthrough.

What surprises buyers most in rural Mohave County?

Water and septic. Outside the Golden Valley water district, some parcels run on a private well or haul water by the thousand gallons. Wells pumping more than 35 gallons per minute aren't exempt and need extra steps with the Arizona Department of Water Resources. Every sale with septic needs a transfer inspection, and the county filing fee is $50.

Can I run a vacation rental in Lake Havasu City?

Yes, after you register. Lake Havasu City requires a vacation-rental permit for each property (currently $250 a year), an Arizona Transaction Privilege Tax license before the permit is issued, and a 24/7 emergency contact. Check the city's vacation rentals page.

How do I check an Arizona agent's or contractor's license?

Agents and brokers: the Arizona Department of Real Estate public database. Contractors: the Arizona Registrar of Contractors. Two minutes now beats a bad surprise later.

Can my business be listed on Mohave Realtor?

Yes. Standard listings are free and curated for providers who serve Kingman, Bullhead City, Lake Havasu City, Fort Mohave, Golden Valley and nearby towns. Featured profiles are also available. Use the get listed page.
